- If the flat is not rented for a long time, listen to what the agents and/or tenants say who have watched your apartment. Maybe you really should do something else in the apartment that is important for future tenants.
Do not look at to the future the same as the previous tenant, because people are simply different. If you have any problems with the previous tenant does not mean that you will have the same problems with the each following lessee. In any case, be careful but not unrealistic.
Do not come to the apartment if not announced, do not hold your personal belongings in an apartment that you rented. If you have valuable things in the apartment, we suggest you to bring them with you. If you live in that apartment, and you decided to rent it, then put in order to show the apartment, clean up, ventilate it, tidy up. Try to present the apartment most beautiful as possible.
It is advisable for you to take a deposit from the lessee beside the rent which is usually equal to one monthly rent. Deposit is used for securing the lessor in the event that the lessee, at the end of the lease, did not fulfill the obligation of paying bills ( for electricity, phone…) or damaged apartment, thereby the landlord can cover all costs. The deposit will be returned to the lessee at the end or after the expiration of the lease if it has settled all obligations and if the apartment is left in the condition it was received.
The amount of deposit is the money of the tenant, that is how the landlord should treated that money.
Agree with the Lessee at the beginning that he agrees to show the apartment to other potential tenants in the last month of his stay.
Determine with the tenant which parts of the space he can change, move things, or all of these and similar acts must first consult with the lessor.
You have the right, once a month, to review the monthly bills paid.
Regularly visit the flat with prior notice to the lessee to avoid surprises. Let it be once a month in order not to disturb the lessee in using the flat.
Price of our services is 50% of the first monthly rent - one-time.
